No-pressure advice

The Basics

Zero down, with location and income rules

USDA loans are backed by the U.S. Department of Agriculture to encourage homeownership in eligible rural and some suburban areas. They offer up to 100% financing for qualified, moderate-income buyers who will live in the home as a primary residence.

Eligibility depends on both the property address and your household income. Availability can vary by lender, so ask me whether USDA is a fit for your purchase today and how it compares with other programs.

No down payment

Eligible buyers can finance up to 100% of the home's appraised value.

Lower mortgage insurance

USDA charges an upfront guarantee fee and an annual fee, which are often lower than FHA mortgage insurance.

Income limits apply

Household income must fall within limits for your county and household size, so check before you start house hunting.

Primary residence only

The home must be your primary residence, sit in an eligible area and meet basic condition standards.

Where I Lend

USDA eligibility in 11 states

Eligible areas come from the USDA map, so we check every address before you write an offer.

Virginia

Beyond the major cities

Large parts of Virginia outside the biggest metro areas can qualify, including many small towns and the areas around them.

Tennessee

Small towns and rural counties

Many Tennessee communities qualify. Eligible areas are set by the USDA map and can include communities near larger cities.

Georgia

Rural Georgia and nearby towns

Georgia has many eligible small towns and rural counties. We confirm each address on the USDA map first.

Common Questions

USDA loan FAQs

Which areas qualify?

USDA publishes an eligibility map. Check the exact address before making an offer, because eligibility depends on the location.

What are the income limits?

Limits depend on your county and household size. I help you work out which household income counts toward the limit.

Is USDA better than FHA or VA?

It depends. USDA can have lower fees than FHA, while VA is often stronger for eligible veterans. I compare them side by side.
