Virginia cities and counties set their own real estate tax rates, so a Northern Virginia county and a rural county can be far apart. Check your locality for the rate you will actually pay.

    What goes into the payment

Many calculators stop at principal and interest. Taxes, insurance and mortgage insurance can add several hundred dollars a month, so this one counts them.

    • Principal and interest. The loan repayment itself. Early payments are mostly interest.
    • Property tax. Set by your city or county, usually collected monthly into escrow.
    • Homeowners insurance. Required by lenders and also usually escrowed.
    • Mortgage insurance. Conventional loans with under 20% down carry PMI, which can come off with enough equity. FHA has an upfront and an annual premium. VA has no monthly mortgage insurance but may have a funding fee.
    • HOA. Dues for condos and many planned communities. Lenders count them in your debt ratio.

    Calculator FAQ

    What rate should I enter?

Use a rate you have been quoted. If you have not asked yet, try values above and below the sample to see how sensitive the payment is. Rates move often and depend on your credit and loan program.

Why is this higher than my agent's number?

Quotes are often principal and interest only. This number adds tax, insurance, mortgage insurance and HOA, which is closer to what leaves your account each month.

Does it work for a refinance?

For a rough check, yes. Enter the current value as the home price and the equity you keep as the down payment. The refinance calculator on this site compares old and new payments directly.

Why does mortgage insurance go away above 20% down?

Conventional lenders generally require it when you borrow more than 80% of the value. FHA charges its premium on most loans regardless of down payment.

    What about closing costs?

Closing costs are paid once and are not in the monthly figure. The Virginia closing cost estimator on this site covers them.
