WHAT IT IS
Non-QM means non-qualified mortgage. These loans follow lender or investor guidelines instead of the standard agency rules used by Fannie Mae, Freddie Mac, FHA and VA.
That flexibility can help self-employed buyers, investors, borrowers rebuilding credit and others whose file is strong but does not look standard on paper. Rates and terms usually differ from agency loans, so comparing options matters.
Bank statements, business deposits or asset-based qualifying can replace tax returns and pay stubs on some programs.
Some programs allow shorter waiting periods after a bankruptcy, foreclosure or short sale than agency loans do.
On DSCR programs, rental income from the property itself can qualify the loan, with no personal income documents.
Certain programs consider condo-hotels, mixed-use and other unique properties that agency guidelines tend to exclude.

Tennessee
Self-employed buyers and investors in Middle and East Tennessee commonly look at bank statement and DSCR programs.
Georgia
Atlanta rental markets and coastal Georgia second homes give investors and self-employed buyers good reason to compare Non-QM.
FAQ
No. Non-QM describes how a loan is documented and underwritten. Many Non-QM borrowers have strong credit and solid assets. They simply document income differently.
Often, yes. Non-QM rates and down payments tend to run higher than agency loans. Because I shop many lenders, I can show you how the options compare before you decide.
Many borrowers do once their documents or credit fit agency guidelines. Whether it makes sense depends on rates and costs at that time.
