Loan options in Georgia
Duane compares programs for your scenario and explains the tradeoffs before you commit.
Conventional. Purchase and refinance loans with as little as 3% down for qualifying buyers. Mortgage insurance can come off as your equity grows.
FHA. As little as 3.5% down with qualifying credit, and more flexible credit guidelines. FHA carries an upfront and an annual mortgage insurance premium.
VA. Georgia has a large military community, with installations across the state from Columbus and Savannah to Macon and Augusta. VA loans can be $0 down for eligible borrowers, with no monthly mortgage insurance. A funding fee usually applies unless exempt.
Jumbo. For loan amounts above the conforming limit in your county. Expect closer review of down payment, reserves and documentation.
Refinance. Lower the rate, shorten the term or take cash out. Compare the break-even point against how long you plan to stay.

Attorney closings. Georgia closings are conducted by a real estate attorney. Choose one early and ask for a fee estimate.
Taxes at closing. Georgia charges an intangible recording tax on the new loan, and a transfer tax is paid on the deed. Your Loan Estimate shows the figures.
Property tax and homestead. Counties set millage rates, and a homestead exemption can lower the bill on a primary residence. Check the rules where you buy.
Metro Atlanta varies block by block. Taxes, HOA dues and school zones differ by county and city, so run the payment with the actual address.
Growth counties. New construction is active around the metros. Ask about builder lender incentives and construction loan options early.
