Your top matches

Answer the questions to see your top programs, ranked by fit.

Talk through your options

This quiz gives general guidance, not a loan offer or approval. It cannot see your full credit report, compensating factors or exact county. Programs and rules change, so confirm eligibility with a loan officer.

How this works

Some answers remove programs that do not apply, such as VA when there is no military service. Other answers raise or lower how well a program fits. You see the top three.

  • VA. For veterans, active duty and some surviving spouses. No down payment and no monthly mortgage insurance.
  • FHA. Flexible on credit, with a down payment from 3.5%. Includes upfront and monthly mortgage insurance.
  • Conventional. Often the best fit with stronger credit and a larger down payment. Mortgage insurance can come off later.
  • Jumbo. For loan amounts above the conforming limit in your county.
  • Alternative documentation. Bank statement and rental cash flow loans for self-employed borrowers and investors.

Program finder FAQ

What can this quiz not see?

Your full credit report, compensating factors like savings and low debt, the exact county limit, and any assistance program you may qualify for.

Why only three results?

The top three are usually all you need to compare. The first is the program most likely to lead with, and the others are worth a look as backups.

What if I get no matches?

Some situations fall outside standard guidelines. That does not mean there is no option, so it is worth a conversation.

Does a first-time buyer have extra options in Virginia?

Possibly. Virginia Housing runs first-time buyer programs and down payment assistance, and eligibility and income limits apply.

Is this a pre-approval?

No. A pre-approval needs a full review of your income, assets and credit.
