Your Benefit
VA loans are backed by the U.S. Department of Veterans Affairs and offered through private lenders. They are designed to make homeownership easier for eligible veterans, active-duty service members, National Guard and Reserve members and some surviving spouses.
I work with veterans in Virginia regularly, and I help you navigate your Certificate of Eligibility, entitlement and funding fee. If you have used your benefit before, we can look at restoring it.
Eligible borrowers can often buy with zero down, subject to lender and entitlement rules.
VA loans do not charge monthly mortgage insurance, which can keep your payment lower.
Veterans with service-connected disability ratings and some surviving spouses can be exempt from the VA funding fee.
You can use the benefit more than once. Entitlement can be restored after payoff or in certain situations.

Where I Lend
Your VA benefit works in every state where I am licensed. Here is what I see on the ground.
Virginia
Virginia has one of the largest veteran and military populations in the country, from Hampton Roads to Northern Virginia. VA loans are central to how I help buyers here.
Tennessee
Veterans buying across the state can use their VA benefit. I also look at THDA programs for added help where it applies.
Georgia
Georgia has major military communities. VA loans work statewide, and I help with eligibility, appraisal and closing timelines.
Common Questions
Veterans, active-duty members, National Guard and Reserve members who meet service requirements, plus some surviving spouses. Your Certificate of Eligibility confirms it.
For most borrowers with full entitlement there is no VA loan limit, though your income still has to support the payment. Limits can apply if you have an existing VA loan or reduced entitlement.
Yes. Entitlement can be restored after payoff, and you may be able to hold more than one VA loan if you have remaining entitlement.
