Why lenders ask for these

Every document answers one of four questions about your loan.

  • Who you are. ID and Social Security number confirm identity and let the lender pull credit.
  • What you earn. Pay stubs, W-2s or tax returns show stable income that can support the payment.
  • What you have saved. Bank and retirement statements show the money for the down payment, closing costs and reserves.
  • What you are buying. The contract and insurance details tell the lender about the property.

Documents FAQ

Do I need two months of bank statements?

Usually, with every page, even blank ones. Lenders look for the source of your funds and any large deposits.

What is a large deposit?

Rules vary by program, but any deposit that is not your regular pay may need a paper trail. A short letter and a copy of the source often settle it.

I am self-employed. What changes?

Lenders look at your business income instead of pay stubs. That usually means two years of returns and a year-to-date profit and loss, or bank statements on some programs.

Can I send documents from my phone?

Ask your loan officer about secure upload. Avoid emailing sensitive documents.

Will I need more later?

Underwriting sometimes asks follow-up questions. Responding quickly keeps the file moving.
