Max loan to value depends on the program, occupancy and credit. 80% is common for conventional and FHA. VA guidelines can go higher, and each lender sets its own cap.

Cash-out refinance, HELOC or home equity loan

Three ways to use equity. The right one depends on your current rate and how you plan to use the funds.

    How a cash-out refinance works

    • Replace. A new loan pays off your current mortgage. You keep the difference as cash at closing.
    • Equity. Lenders cap the new loan as a percent of the appraised value. Your cash is the new loan minus your old balance and closing costs.
    • Review. Expect an appraisal, plus income and credit review.
    • Rate and fees. Cash-out pricing is often a bit higher than a rate and term refinance. Closing costs commonly run 2% to 5% of the loan.
    • Waiting period. Many programs ask that you have owned the home for 6 to 12 months before a cash-out.

    Typical limits

    Limits vary by program

Ask Duane which apply to your situation.

    • Conventional up to 80%
    • FHA up to 80%
    • VA up to 100%, lender caps vary
    • Investment property: lower limits
    • Texas homestead: 80%
    • Minimum credit varies by program

    When it can make sense

    • Higher-rate debt. Rolling credit cards or personal loans into a mortgage can lower the payment. It also turns unsecured debt into debt secured by your home.
    • Home improvements. Funding a renovation that adds comfort or value.
    • Reserves or other goals. Building a cushion, education costs or a down payment on another property.
    • Pause and compare. If your current rate is well below today's rates, a HELOC or second loan may cost less than replacing the whole mortgage.

    Cash-out FAQ

How much can I take out?

Up to the program's loan to value cap, minus your current balance and closing costs. The estimator above shows a sample.

    Is the cash taxable?

Cash-out proceeds are borrowed money, not income. Whether the interest is deductible depends on how you use the funds, so check with a tax advisor.

    Will my rate be higher?

Cash-out loans often price a bit above a rate and term refinance for the same borrower. Duane can show you both.

Can I cash out on an investment property?

Some programs allow it, usually with lower loan to value limits and a higher rate.

    How long does it take?

Often several weeks, depending on the appraisal, title work and how quickly documents arrive.

Does it affect my credit score?

Applying triggers a credit check and the new loan replaces the old one. A small, short dip is common.

    What does the VA allow?

Eligible veterans can often access more equity than other programs allow. A funding fee usually applies unless you are exempt.

    How does Texas differ?

Cash-out loans on a Texas homestead follow state rules, including an 80% loan to value cap.
