An estimate only, not a Loan Estimate. Actual fees depend on the lender, title company, locality and loan. The state recordation tax is $0.25 per $100, and localities add one third of that. Seller-paid items and concessions can change what you bring.

What goes into Virginia closing costs

Buyers commonly pay a few percent of the price in closing costs. Four groups make up most of it.

    • Lender and appraisal. Underwriting and processing, the appraisal, credit report and flood certification.
    • Title and settlement. The settlement or closing fee and title insurance for you and your lender. Rates are regulated differently from other fees, so quotes vary by title company.
    • Recording and taxes. Virginia charges a state recordation tax of $0.25 per $100 on the deed and on the loan, and localities add one third of that. The clerk's recording fees come on top.
    • Prepaids and escrow. First-year homeowners insurance, prepaid interest, and an escrow cushion for taxes and insurance.
    • Who pays what. The grantor's tax is paid by the seller. Northern Virginia localities add a regional grantor's tax. Buyers still pay for their inspection, usually before closing.

    Closing cost FAQ

How much are closing costs in Virginia?

Many buyers see roughly 2% to 3% of the price before the down payment, and prepaids can push it higher. This tool shows your own breakdown.

Do I pay recordation tax on the deed and the loan?

Yes. The state recordation tax applies to the purchase price on the deed and to the loan amount on the deed of trust, and your locality adds one third of the state rate on each.

Can the seller pay my closing costs?

Often, through a seller concession. Each loan program caps what the seller can contribute, so confirm the limit with your loan officer before you write the offer.

    What is not included here?

Your home inspection, HOA fees and transfer charges, survey, owner's association capital contributions, and any discount points. Add them if they apply to your purchase.

How can I lower what I bring to closing?

Ask about seller concessions, compare Loan Estimates from more than one lender, choose a closing date near the end of the month, and ask whether your program allows lender credits.
