No-pressure advice

The Basics

Fewer lenders, but real options

A single-wide, or single-section, manufactured home has fewer financing options than a multi-section home. Many lenders do not offer it at all, but programs such as FHA and VA may finance single-wides that meet foundation, size and age guidelines.

Conventional programs generally require a multi-section home, so the choice of loan matters from day one. As a broker, I can check lenders a single bank branch may not offer.

Narrower program choices

FHA and VA may finance eligible single-wides. Conventional programs generally require a multi-section home.

Permanent foundation

The home generally must be permanently attached to an approved foundation and treated as real property.

Size and age rules

Homes must meet minimum size standards and be built after June 15, 1976, with HUD labels in place.

Land and title

Titling the home and land together as real property opens the most options.

Common Questions

Single-wide loan FAQs

Will a lender finance a single-wide?

Some will and many will not. As a broker I can look across lenders for programs that allow it.

Does it need to be on my own land?

Usually yes for the best terms. Land lease and community situations have additional rules.

What if I was turned down elsewhere?

Different lenders have different guidelines. I check options a single lender may not offer.
