WHAT IT IS

Why condo-hotels are different

A condo-hotel is a unit in a building that operates like a hotel, often with a rental program, front desk and shared amenities. These projects are often treated as non-warrantable and can fall outside agency guidelines.

Financing usually comes through portfolio or Non-QM lenders, typically with a larger down payment and different rate terms. Availability varies by project and lender.

Non-warrantable options

Some lenders review the building, the HOA and the rental program case by case.

Larger down payment

Expect a higher minimum down payment than a standard condo. It varies by lender and project.

Second home or investment

Many programs treat condo-hotels as second homes or investments, not primary residences.

Project review

HOA financials, rental terms and owner concentration all matter to the lender.
