WHAT IT IS
A HECM is an FHA-insured reverse mortgage for homeowners 62 and older. Instead of making monthly mortgage payments, you receive funds from your equity, and the loan is repaid when you sell, move out permanently or pass away.
You keep the title and remain responsible for property taxes, insurance and upkeep. A HUD-approved counseling session is required before you apply. A reverse mortgage is not right for everyone, so we go through the trade-offs together.
You still pay property taxes and insurance, and you maintain the home.
Options may include a lump sum, monthly payments or a line of credit, depending on the program.
You or your heirs generally never owe more than the home's value when it is sold, subject to program rules.
A HUD-approved counselor reviews the loan with you before you apply.
