Loan options in North Carolina
Duane compares programs for your scenario and explains the tradeoffs before you commit.
Conventional. Purchase and refinance loans with as little as 3% down for qualifying buyers. Mortgage insurance can come off as your equity grows.
FHA. As little as 3.5% down with qualifying credit, and more flexible credit guidelines. FHA carries an upfront and an annual mortgage insurance premium.
VA. North Carolina has a large military and veteran community, with installations including Camp Lejeune. VA loans can be $0 down for eligible borrowers, with no monthly mortgage insurance. A funding fee usually applies unless exempt.
Jumbo. For loan amounts above the conforming limit in your county. Expect closer review of down payment, reserves and documentation.
Refinance. Lower the rate, shorten the term or take cash out. Compare the break-even point against how long you plan to stay.

North Carolina Housing Finance Agency
The North Carolina Housing Finance Agency (NCHFA) offers first-time buyer and down payment programs, including NC Home Advantage Mortgage, through participating lenders. Limits and availability change, so ask what is open now.
Attorney closings. North Carolina closings are handled by a licensed attorney. Ask for a fee estimate early.
Due diligence fee. The standard North Carolina contract includes a due diligence period and a fee paid to the seller. Plan for that cash alongside your earnest money.
Property tax is by county. Counties and some cities set rates, and counties revalue on their own schedules. Check the rate where you plan to buy.
Coast and mountains. Coastal homes may need windstorm or flood coverage, and mountain homes can raise access, well and septic questions. Ask early.
Well and septic. Many rural homes use them, and lenders may require testing. Build the time into your contract.
