More options than most first-time buyers expect

Many first-time buyers assume they need 20% down and a perfect credit score. In reality, FHA, VA and conventional programs can open the door with much smaller down payments, and state housing agencies add programs of their own.

A first-time buyer is generally someone who has not owned a home in the past three years, so some past owners qualify too. I check which programs fit you before you start house hunting.

Low down payment options

Depending on the program, you may buy with as little as 0% down with VA, 3% down with certain conventional loans or 3.5% down with FHA.

Help with closing costs

Down payment and closing cost assistance may be available through state housing agencies and lender programs. Eligibility and terms vary by program.

Flexible credit standards

FHA and other programs consider a wider range of credit profiles. I review your credit first and tell you what to improve, if anything.

Homebuyer education

Some assistance programs require a short homebuyer course. It is usually quick and often available online.

THDA programs, such as Great Choice, are built for eligible buyers. I check whether the program or a standard loan costs you less.

Georgia

Georgia Dream programs

Common Questions

First-time buyer FAQs

How much do I really need to buy?

It depends on the loan. VA can be zero down, FHA starts at 3.5% and some conventional programs start at 3%. You also need funds for closing costs and reserves, though assistance may help.

Do I need perfect credit?

No. FHA and other programs accept a wider range of credit scores. A soft credit review shows where you stand without a hard credit inquiry.

Should I get pre-approved before house hunting?

Yes. It sets your budget, makes your offer stronger and surfaces surprises while there is still time to fix them.
