The Basics

Real estate financing, not a personal property loan

A manufactured home built after June 15, 1976 carries HUD certification labels. When it sits on a permanent foundation on land you own and is titled as real property, it can often qualify for a traditional mortgage instead of a higher-cost personal property loan.

Rules differ by program. FHA, VA, conventional and USDA each set their own standards for age, size, foundation and appraisal. I check these first so you do not fall for a home that cannot be financed.

Permanent foundation

Most programs require the home to be permanently attached to an approved foundation and treated as real property.

More than one program

FHA, VA, conventional and USDA programs may each finance manufactured homes that meet their guidelines.

Land matters

Owning the land the home sits on usually opens up the best loan options and pricing.

Labels and certification

The home needs its HUD labels and data plate, and the appraiser checks that the foundation meets guidelines.

Homes built before June 15, 1976 generally cannot be financed through standard HUD-based programs. Other options may exist, so ask.

Does the land have to be mine?

Owning the land is usually best and opens more programs. Some situations, such as land leases, follow extra rules.

What counts as a permanent foundation?

An engineered foundation that meets HUD guidelines, with the home permanently attached. An engineer's certificate may be required.
