Planning Ahead
When a manufactured home is moved to new land, lenders typically require it to be set on a permanent foundation, reconnected to utilities and certified as meeting guidelines. The financing is planned around the home being properly set.
Transport, set-up, foundation, utilities and permits add up quickly. I review the full project budget with you so you know what the loan can cover and what you will need to cover yourself.
A licensed engineer's certification and the appraisal confirm that the foundation meets HUD guidelines after the move.
The home must still carry its HUD certification label and data plate, and it must have been built after June 15, 1976.
Transport, set-up, utilities, permits and site work all need to be planned before closing.
Talk to me before you sign a contract to move a home, so the plan fits lender rules from the start.

Where I Lend
Permits, zoning and site conditions vary by county, so local details matter.
Virginia
Virginia counties each have their own permit and zoning rules for relocated homes. Confirm yours before you buy or move anything.
Tennessee
In Tennessee, many buyers purchase land and place a home on it. We look at the land and home financing together.
Georgia
In Georgia, soil, flood zone and utility access can affect the project and the appraisal.
Common Questions
Yes, but the financing depends on the situation. Whether you buy land, refinance or build a foundation, I help you pick the right path.
Moves, foundations and inspections add time compared with a standard purchase. I help you plan a realistic schedule.
That is set by your contract terms. Some costs may be financed and others paid in cash. We review it before you commit.
