Mortgage FAQ

Straight answers to the questions buyers and homeowners ask Duane most, from pre-qualification to closing.

Getting started

What is a free pre-qualification, and does it affect my credit?

It is a quick first look at what you may be able to afford. Duane's free pre-qualification does not pull your credit, so there is no hit to your score. A full pre-approval comes later and does involve a credit check. Start your free pre-qualification.

How much do I need for a down payment?

It depends on the program. Conventional loans can go as low as 3% down, FHA is 3.5% with a qualifying score, and VA and USDA loans can be 0% down for eligible borrowers. Other loan types ask for more.

What credit score do I need?

Each program sets its own floor and each lender can add to it. FHA is generally the most flexible, conventional usually looks for around 620 or higher, and VA has no fixed minimum from the VA itself. Duane can tell you where you stand before you apply.

What documents will I need?

Most borrowers provide ID, recent pay stubs, W-2s, two years of tax returns and two months of bank statements. Self-employed borrowers may use tax returns, or bank statements on a bank statement loan.

How long does it take to close?

A purchase often closes in about 30 to 45 days, but timing depends on the appraisal, title work and how fast documents come in. Duane will give you a realistic timeline for your file.

Loan programs

What is the difference between a mortgage broker and a bank?

A bank sells you its own products. A broker compares options across many lenders to find a fit for your situation. Duane Buziak (NMLS #1110647) brokers loans through Coast2Coast Mortgage, LLC (NMLS #376205).

Which states does Duane lend in?

Virginia, Florida, Tennessee, Georgia, North Carolina, South Carolina, Maryland, Washington DC, West Virginia, Texas and Kentucky. See the areas we serve page for each state.

Do you offer USDA loans?

Yes. USDA loans can offer 0% down in eligible rural and suburban areas, subject to income and property rules. Ask Duane whether an address qualifies.

Who qualifies for a VA loan?

Eligible veterans, active-duty service members and some surviving spouses. VA loans can offer 0% down and no monthly mortgage insurance. A funding fee usually applies unless you are exempt.

What if I do not fit a standard loan?

Non-QM options such as bank statement loans and DSCR investor loans look at income and property cash flow differently. Duane also works with foreign national and renovation scenarios.

Are you able to help first-time buyers?

Yes. Duane walks first-time buyers through programs, down payment options and costs step by step. See first-time homebuyer loans.

Costs, refinancing and protection

What are closing costs?

Closing costs are the fees to complete the loan, such as lender, appraisal, title and prepaid items. They commonly run 2% to 5% of the loan amount. Use the closing cost estimator for a sample.

When does a refinance make sense?

When the savings outweigh the costs within the time you plan to keep the loan. The refinance calculator shows the break-even point for your numbers.

Do I need homeowners insurance?

Yes. Lenders require it before closing. Duane can point you to a quick quote: get an insurance quote.
